What you need to get started

  • A citizen service number (BSN) and a valid ID; non-EU citizens also a valid residence permit.
  • Your employment contract and recent payslips. With a fixed-term contract, a letter of intent from your employer helps.
  • Savings for the purchase costs. You can borrow up to the market value of the home, so notary, valuation and advice fees come from your own funds.

Schemes that can save you money in 2026

Transfer tax exemption for starters

Under 35 and buying a home to live in yourself? You pay no transfer tax on a home up to € 555.000. From 1 January 2027: € 615.000. You can use it once.

National Mortgage Guarantee (NHG)

For homes up to € 470.000. From 1 January 2027: € 500.000. NHG often gives you a lower interest rate and a safety net if you have to sell at a loss.

The 30% ruling becomes 27% in 2027

From 2027 the expat ruling gives a maximum tax-free allowance of 27% instead of 30%, and the salary threshold goes up. If you started before 2024 you keep 30% for the rest of your term. A change in your net pay matters for what is comfortable each month, so we include it in your budget.

Frequently asked questions

Can I get a mortgage on a fixed-term contract?

Often yes, for example with a letter of intent from your employer stating the contract will be extended. Lenders differ in what they accept, so we compare which ones fit your situation.

Do I need a residence permit?

EU citizens do not. Non-EU citizens need a valid residence permit; lenders differ in how they treat temporary permits.

Is mortgage interest tax-deductible?

For your main home, yes, as long as the mortgage is repaid in full within 30 years on an annuity or linear basis.

Can everything be done online?

Yes. Calls by video call or phone, documents uploaded to your own online file, and questions by WhatsApp.

What does it cost?

A fixed fee of € 2.250 all-in for your first home, € 2.750 if you have owned a home before. You pay when the deed is signed at the notary.

How much can I borrow?

Roughly, at 4.5% interest fixed for 10 years and the 2026 lending rules:

  • € 40.000 alone: about € 172.000
  • € 50.000 alone: about € 211.000
  • € 60.000 alone: about € 249.000
  • € 80.000 together: about € 346.000
  • € 100.000 together: about € 445.000

Student debt, other loans and the energy label change this. Use the calculator for your own figure.

Does the 30% ruling affect my mortgage?

Lenders look at your gross salary as stated by your employer. The ruling changes your net pay, and from 2027 the maximum becomes 27%. That matters for what is comfortable each month, so we include it in your budget.
