Apply for a mortgage with Woning & Hypotheek: this is how it works
There is a lot to consider when buying a house. Broadly speaking, there are 5 steps to complete before you can receive the keys of your first home.
Let’s get started together!
Step 1 - Make your free orientation meeting
A good start is half the work. You will know more in one hour. Schedule a free mortgage meeting and be informed about your options.
Step 2 - Make a bidding
An exciting but very fun moment, bidding! Know well what your maximum limit is. And consider including resolutory conditions. We will help you with this.
Are you opting for new construction? Then you don’t have to bid. You register for an option for a new construction project. Sometimes there are draws or queues.
Step 3 - The Consultation
With an accepted offer, it is time for the consultation. During this conversation, you and your mortgage advisor will make choices about how the mortgage will be composed. Decisions like which lender, mortgage height, mortgage type, fixed interest period and associated insuranced are recorded.
Step 4 - Apply for mortgage offer
We apply for the mortgage offer. As soon as the lender issues the offer, you will receive it in your mailbox. Do you agree? Then you sign the quotation and the personal advice report. Congratulations! The mortgage has been officially approved.
Step 5 - On to the notary
The last step before you can receive the keys.
100% Independent
We compare all banks and providers on interest rates and conditions and look for the best mortgage for you

Frequently asked questions
Didn’t find what you were looking for? Don’t worry, we have collected the most frequently asked questions for you here. More questions?
What type of mortgages are there in the Netherlands?
Two types of mortgages qualify for partially tax-deductible interest: an annuity-based or a linear mortgage which repay the entire capital in a maximum of 30 years. The annuity mortgage front-loads interest and has a fixed monthly payment. With a linear mortgage, you repay the capital loan at an equal monthly rate plus interest on the remaining loan. There is an option to apply for an interest-only mortgage for up to 50% of the property’s official value, but this interest will not be tax deductible.
Do I need a residence permit when buying a house in the Netherlands?
As a non-EU citizen, it is indeed required to have a residence permit. This does not need to be a permanent permit. A temporary one is accepted as well, but it depends on your residential status.
Is a mortgage advisor mandatory?
No, it is not mandatory to engage a mortgage advisor. Currently, youy can arrange your mortgage with about 14 banks, while there are more than 30 banks in the market. It may happen that you pay a lower interest rate with one of the other banks,or get better mortgage conditions.
What are the costs of a mortgage advisor?
Look on our rates page, for the costs you pay in your situation (in Dutch). We work with fixed prices, so you know exactly where you stand. All our rates are all-in and very competitive. You only pay when you pass the notary. And most importantly: there are no hidden charges.
